All those townhomes by 83/60 intersection in Ivanhoe. Then that giant subdivision they're building right near there too. People are fucked because there's no way they were able to lock rates for long, Conrad got lucky AF to get his squeaked in.
People are bidding on the lots in there. Still crazy. Space between the homes are so tight.

best is one of the houses is almost done, looks super nice, but the people are selling a house in a nicer hood, that's a nicer house, and moving into my hood... k cool whatever. but they haven't sold that house. and barely had any showings at this point. and are poseda close on the new house soon... which somehow ive heard through the grapevine they're rolling a pool into their mortgage...
My buddy that is having that home built in Algonquin closes this week. He is putting the house up for sale the day he closes.
The property manager or whatever the fuck she is where the house is being built and a realtor both told him he can sell it for over $800k.
He paid like $670k iirc, and they both told him its a super desirable area and people dont want to wait for a home to be built, so it should sell insanely fast.
Its a Pulte home if that means anything lol.

The builder is prob salty that they don't get that margin. When did he sign the contract? A 20% jump in value from contract signing to home completion is virtually unheard of, especially on a house that price at rates this high. Seems to me like houses north of 550-600k have completely stopped increasing in value, understandably so.

He is purely going off what the 2 of them told him. In his eyes, he is going to make $130k+, minus relator fees and whatever else.


i mean it was likely worth 800k on houses that closed 2-3 months ago but with rates where they're at and this time of the year i am really curious if he'll have that good of fortune as well, i hope he does but of course am curious

I'd laugh at this, but my property slopes downhill and the side of my driveway at the left side of my garage has about a 2 foot drop. I always park one of my cars on that side just to make sure my girlfriend doesn't park over there and have a mishap lol.
