like those 2400 sq foot homes in rockford for 220k are probably cookie cutter as fuck, base EVERYTHING, on small lots.

even doing work yourself you're not going to be ahead of the game too much.

I am going to contact a couple builders and architects and update with what I find out. If all that falls through might be putting it on market and looking for something newer with a big garage hopefully.

I agree, I think your money will go further elsewhere. But Inverness is a very nice area, huge lots, fences are not allowed, and a few other HOA bylaws. Downside is Cook county taxes. I personally wouldn't take on a major addition unless it was my "forever home". Lots of boomers trying to unload original 90's decor homes in the 600-800k range, a lot need a complete reno unless you're into golden oak stained everything. Some of the refreshed ones can go for over a mil easy
