It's a long shot posting it here, but trying to get more eyes on our house in Elgin. It is right near Shales Parkway and Route 20. Set back in the neighborhood pretty far so nice and quiet. We sold it the first day it was on the market, and then that deal fell through less than 24 hours before the closing which is why it looks like its been up for a while already. Any questions just let me know, and tell your friends!!

I was actually kind of surprised about that as well. But it doesn't look out of line with the comps and what Redfin says.

My neighborhood is sitting between 200-235k (not saying they're all selling for that of course)

His is not much smaller than mine and he has a yard.

I didn't set the price, but we have been watching other houses in our neighborhood and its in line with others that have sold. It also appraised for an FHA loan at the full asking price with no issues. When we put it up initially, the very first person who saw it actually offered over asking (with a comp for closing), as well as a competing offer that same day. We have not had much traffic through it yet since going back up, but there is one offer in that we countered already.

It is very unfortunate that the lender on the original buyer was (at minimum) a total moron. The company was reputable, but the person working the file totally fucked it all up.
