This is so incredibly true lol. My in laws finally listed the grandma's place for half a million dollars, and the way they talk about how they'd respond to offers below 490k is fucking hilarious. Built in the early 70's for probably 50-60k, never renovated, original septic system. House is nice and it's perfectly livable, but appearance-wise it's a total gut job for anyone under age 65.

I'd be wheeling and dealing on that thing to get it gone.

yes a lot of houses are still selling for over asking around here but it seems to be calming some- real quick look in my direct area i found these all closing for over asking in the past month.








additionally, my hood is still being built out like crazy, surprisingly enough. both custom-ish-cookie-cutter-ish homes built to suit directly in my hood- and then along with decent sized townhomes popping up like crazy at the entrance to my hood.

whats nuts is that first house i posted my wife and i looked at 10 years ago in 2015 when it was listed for $335k.



the people who just sold it who had been there those 10 years legit did nothing to it.

i couldn't get around how close it's garage was to the road- and because of that a complete lack of parking for guests.

i mean how do you even turn into this garage?

Wanna know how fucked the market is? They have the value of my 1200 sq ft duplex in Starol Cream at $300k. 2 bed 1.5 bath, single car garage. I’m on a slab, no basement, built in the late 80’s as a model.:rofl:
Not as far fetched as you would think. This house sold for $310k fast AF across the street from me last summer, now the one next door is up for sale as well. Me looking at these and what they sold for makes me think I could get $425k+. I have double the house, double the garage, full finished basement and my house is up to date.

so the other weird part about that house is the door nearest the garage/road, you walk into DIRECTLY the kitchen.

i can't imagine taking something out of the oven and getting bitchslapped by the door as someone came inside...

another weird part is the main floor's "main" bathroom was through a super small room "they" considered a bedroom. to the right is the kitchen. behind the photo taker is bathroom.


just look at this main floor none of it makes sense.

the 2nd bath having a jack and jill setup with the laundry room and an "office"? is fucked. also the only access to the stairs to go up was "through" that "office"

then the upstairs was super weird as well, of course. a wall was removed at some point to make two small bedrooms into one decent sized one.


you can see that the bottom left bedroom has two entrance doors and two closets opposite eachother- now the weird part about this as well is it made a bedroom bigger than the "master" basically.

lol… this place is still for sale but dropped down to $415k.. they started at $540k. While other houses just as nice on the same creek sell for $270-340k. Lol



the one in the flood plain went for 295k not on the creek recently.

honestly makes that one worth 415k imo but it's just listed/marketed fucking awful

I drive by it all the time and honestly since it has somewhat decent access to the river probably worth more like $380 or so. It just looks like an old house that nothing was updated since the 90’s.

This house is next door and looks 1000x better and would be worth $400’s just on the exterior updates and curb appeal.


Also I should walk over there and take a picture of the creek. It’s only 2-3ā€ deep in the winter. Worst time of year ever to sell waterfront river access property.

This house is next door and looks 1000x better and would be worth $400’s just on the exterior updates and curb appeal.


Also I should walk over there and take a picture of the creek. It’s only 2-3ā€ deep in the winter. Worst time of year ever to sell waterfront river access property.


markets came up a lot in 3 years around here IMO of course too.

i snowmobiled up it a bunch back in the day as far as i could go.

Agreed.. wait until they start to control the river levels and the creek rises by a few feet. Clean up the landscaping, trim the trees, power wash fucking everything. I could see it possibly hit $400k.
