I see your shitty overpriced lakefront house, and raise you an unlivable house on cedar lake on a 0.22 acre lot asking over a half mil

I have no idea what these lots are worth, I just know that the joke used to be that cedar lake was the only lake where the home prices dropped as you got closer to the water lol. There have been a lot of old houses being bulldozed and lakefront mansions built in the last 10 years...but I doubt any of them paid 500k for a single lot

i can't find any comparable lake lots being sold in the last year, but here's a nice house on the water that sold for 910k earlier this year

In a similar vein to all the above complaints about pricing, wife and I are trying to upgrade and it really seems to me things are about 15-20% away from where they should be?

Went to look at this over the weekend: https://www.zillow.com/homedetails/31-Abbey-Woods-Dr-Barrington-Hills-IL-60010/439213788_zpid/

and like the two houses to the right of it are basically the same exterior design with slightly different brick/stonework. Very disappointing for an area that _should_ be custom homes.

holy crap, they built a $1.8m spec house on 1.3 acres, lol. In simpleton indianer spec houses cap out at about $700k, which seems logical. if I was spending 7 figures on a house I'd want to design every single aspect of it.

so oddly enough it isn't a spec house. dude who had it built decided he didn't want it before it was done getting built so is now selling it.

Looks like every other house in that price range.
sort of a good thing tbh, i've seen some real weird stuff in that price range as well. I'm just trying to get a feel for what builders are up to as we want to do custom, but not keen on building custom on top of a $500k circa 1.5 acre lot, but there are upsides as that part of town is city water and sewer. We're five minutes east in Inverness on 2.2 acres but we're well and septic.
