You know Iām just a dumb auto mechanic that lives in a shitty town, I didnāt realize my standard of living was so high that I look at something like this and cringe instead of seeing opportunity.
20 BUILDABLE acres? 150-300 add more because of its proximity to Castle Rock
That exact house from a builder today? 350-450
All those out buildings? 10-150 each
This is the fuck what I'm hoping for.god i bet you could sell a lot of the lumber for good money too and selectively log the back

I wonder if this something you just call a few local tree guys and get quotes. Which ever one says "we'll pay you" locks it in. Lolbig money in good logs
I was contemplating bidding on some land several months ago up in Ladysmith, 40 acres. It looks sus, lower than the road, shit growing up trees, etc. Called the county and found out 98% of it is swampy forested low land with ZERO waiver to fill in to build. Auction ended, 68k, couple months go by and I looked at the property records to see who bought it.god i bet you could sell a lot of the lumber for good money too and selectively log the back

Anyone who owns 120-160 acres up here basically is set for life and their kids, grand kids, great grand kids and on are also set. Log 1/4-1/3 of it every 10 years, replant, log another 1/4-1/3, replant, for perpetuity and basically your wood pays for you to live here.
I'm so fucking jealously mad.
