The housing crash of 2022 never materialized and the 2023 one isn’t looking good either, there is a belief among some folks that when interest rates fall back to 4% we will see another frenzy like the covid one, what’s ya’ll thoughts?
Yes and no on the rate changes, prices are coming down at least by me down here I get daily “price improvements “ some I have seen as much as $100k of lowering asking price, I have a few agents in my brokerage that have 10+ homes listed and nothing is moving for them, also houses are staying on the market longer which is good but also bad average by me is just 40-45 days.

appraisal for loans are coming back on spot with asking prices… which i take with a grain of salt as those appraisal companies work with the banking industry and they help others make money. It’s a scam of a system lol.

Talked with my lender I work with and they say when the rates drop it will pick back up some but nothing like we seen during covid, and won’t see much changes until a new change in office ( not bashing the president just saying when a change in office happens the economy changes) .

I don’t really get why a change in office would make that much of a difference, I’m thinking a recession would change things more dramatically.

It’s mostly due to new changes in the economy under a new administration. Happen every new administration from the regan era, Clinton, Obama, etc.

That house is sick AF. BUT I have to ask...why did they build it with only 3 bedrooms given how big it is.
They always planned on having the girls share a room, and then later converting part of the play room into a bedroom, if needed. But, since they're divorcing, not a problem they have to worry about anymore lololol

We also need to standardize realtors showing fucking garage pictures. That's a 3.5ish car garage, with only the two doors, and it's pretty deep with a large ceiling so a lift or two could easily be put in there.

I have mentioned this to more than one realtor friend. Usually the response is that the garage isn't a selling point for most buyers.

At the very least I would just like to see garage dimensions listed out with the rest of the home and room dimensions. That to me would be better than pictures. I wasted my time and my realtor's time on a few houses that appeared to have big garages in pictures or had "oversized" garage listed in the description only to find it was just a pretty typical 2.5 car garage or smaller.

Not a big selling point, wtf. Just take one or two fucking pictures and list the dimensions of it like you do with the other rooms.

I guess semi related to this thread.

My sons GF closed a deal on a $750k home while she was with us in Turks. The first day in Turks at dinner, she was telling us about this lady (buyer) as she texted her while we were eating. How she was very demanding and would call/text at all hours of the night, the latest was like 11pm lol. She made sure to tell my sons GF, make sure your available to me at all times of the day while your on vacation. She felt like the lady was pulling her chain, making her jump thru hoops and maybe was getting off an making this young girl do as she said at all times of the day. Low and behold, that day while we were eating dinner, she told my sons GF to put a $750k offer on something in the city (Lincoln Park Area). The seller accepted the following day. By far her biggest sale to date, she has been doing this for around 3yrs.

I guess whatever company she works for, makes you work your way up to that type of cliental. But they also make you work in every aspect of the buying/selling process for months before you can start listing houses and or putting in offers for buyers. So in reality, she has only been doing that for about 1.5yrs.

Yup that shit pisses me off too. When I was selling my townhouse I made sure the listing pointed out the garage was, setup with 220 outlets, lights all over, sub panel, new insulated garage door, and included a picture, luckily my mom was my realtor.. lol. Also the house I bought has a large 2.5 car garage with doors on the front and back and not a single picture of it or mention of it in the listing.

Being available 24/7 is about the least one should expect of a RE agent IMO, ESPECIALLY when they're acting as a buyer's agent. That's gotta be one of the easiest jobs out there.

If it's 2% commission (which is on the low end) that's $15k for showing some homes and filling in a few blanks on a canned document. if I was a buyer and elected to use a buyer's agent (i wouldn't), and I knew that the agent & her company would be collecting 15k that I would otherwise be $ I saved on the house, yeah I'd expect pretty immediate thorough answers.

That is cool though that she closed her biggest sale, gotta be exciting
