Yep.
Sellers cut full price of new roof, split the deck estimate (I can get it right for 1/4 of their money), are gonna handle getting drains cleaned and have GFCI's installed where necessary.
I can take what's left over of their money and replace the tired carpet, and refinish the dated hardwood finishes then we are in good enough shape.

So we've been house hunting. Thinking about putting in an offer but had to get TCGs expert opinion on a few potential issues.

My mind went to termites, but I've only seen them in TikTok.

But i don't really know anything

i had that in my old house in lombard, no issues of any water intrusion or getting larger as I marked them when I first moved in, 15 years later they never changed.

G GTvert90 i wouldn’t sweat any of that. All concrete cracks. The question is whether or not water is getting in.

The stud with the crap all over it looks like some dumb homeowner paranoid about a split and they gobbed a bunch of gorilla glue on it.

Mouse turds, no sweat. Clean them up and see if they come back. If you get the house, spending some time finding and air sealing penetrations will keep these guys out

Home inspector told me not to worry about cracks like that in poured foundation unless they are larger than a pencil lead and have signs of moisture coming through them. The first one looks like someone put a layer of hydraulic cement over it at some point and looks like ants dragging particles through that crack and getting caught in spider webs. If it was water coming through it would be stained.

The concrete splatter is normal. Shit is messy and they worry about leveling and smoothing the walking areas over the walls. From what I remember The foundation/walls are poured first. Then they pour the floor and it splatters and shit.

The stuff on the framing looks like adhesive. Nothing I’d worry about as it doesn’t look load bearing by the fact that the board that messy vertical is holding up is flat.

Not sure on the debris on the floor. could be anything from a dead bug to debris from who knows where.

guessing it was a teardown if it last sold for $600k in 2018? All that custom decor is such a colossal waste for resale. The paver driveway, turnaround, and patio alone was probably $200k+

I was thinking the same thing, but the house was originally built in 2005 and sold for almost $2,000,000. Couldnt be a teardown.

I think that house has been in the process of construction for decades. That might explain the weird price history.

The land is also worth good money also... Maybe $600K in 2005.

We finally signed all documents and are ready to move to our new house. But it seems that moving scams are a common concern for homeowners. It can be fraudulent moving companies that overcharge for services or fail to deliver belongings. I understand that it's important to thoroughly research any moving company before hiring them and to be wary of any red flags such as unusually low prices or requests for large upfront payments. But still, why are there so many moving scams (just read about them here) and how do they work with a pretty big competition?

One of my neighbors a few weeks ago moved to Texas basically back home and he rented this big ass 20 footer++ he hired a moving co to just load his truck and he drove the truck back while his wife followed. Texted me a few days later everything worked out nothing lost or stolen and no extra charges.
