I swear the far right side of the house in that first picture looks like a 70's split level and the far left looks like a detached garage and they just added building between the two to attach them. lol
Wouldn't surprise me if there was at least one addition. Ex this doesn't look like it would have been built this way, why put a step there and have such a significant difference in ceiling height

It may have, steps were all the rage in boomer homes. Like, why the fuck is the first floor three different levels.

Lol, stuff like this cracks me up. Absurdly oversized outdated house listed at $1.1m originally, currently at 775k and it probably still won't sell despite this subdivision being awesome. 2+ acre lots, city water and sewer (unheard of for lots that size), etc. We considered building in here but the location, taxes (~1.3%) and HOA were deal breakers.


This house is not that old but it just seems like it's laid out so foolish, with SOOO MUCH redundancy. Short of having three other families live with you I legit don't know why you'd want this many living/dining rooms. Then again it's 7k sq ft and only has four bedrooms so I guess that multi-family idea is out the window.

Imagine having all that basement space and not putting a bedroom or two down there, at least that would have made some sense.

All I see is, a space for my kids toys, a space for my wife’s office, a space for me/my office. A game room, a theater room. Not for that price though.

it's more important to get a home than care what the interest rate it, look, the rates are high, they will go down at some point though, maybe it's 2 months, maybe it's 6 or 12 years, get a house now and get away from a landlord! !1!1!!

To some degree that’s good advice. If you need a home you need a home. RE prices are more sure to rise than interest rates to drop IMO. People are dumb and think they can time the market. Your primary residence is not an investment, it’s a stable place to live and raise a family. If you “make money” on it, good on you.

So priced out/tight budget now because interest rates are high or priced out/tight budget in the future because prices go up and interest rates drop 2% and you’re in the same situation with the monthly nut.

It's nothing new. It just feels "bad" because we were living in a boom for 2 years. Winter is usually slow, coupled with higher interest rates, people are taking their time. The overpriced and outdated boomer homes are coming down in price and taking longer to sell. Your move in ready homes are still selling over ask with multiple offers. Me personally, I am happy for this slow down. I'm a Realtor part time and I don't mind a couple month break through the holiday's. Hoping it also weeds out the sea of shitty agents who I end doing all their work too to get a deal closed. Buyers and sellers will always be there and they are still a ton more buyers than homes for sale.

Looked at a couple more houses this weekend. All around 380k. All needed a min 100 to 150k in work. But, none of the neighborhoods support 500+ homes. And yes seeing ready to move in are selling hot still. Anything that needs work is slow. One we saw 3 weeks ago that has black mold on the family room ceiling dropped 50k. Still not worth it.

October data is out

Houses sold down 5.9% YOY
Home prices still up 6.6% yoy


Properties typically remained on the market for 21 days last month, up from 19 days in September. Sixty-four percent of homes sold in October 2022 were on the market for less than a month.

First-time buyers accounted for 28% of purchases, down from 29% in September and a year ago. All-cash sales made up 26% of transactions, up from 24% a year ago.

"Recent downward movement in mortgage rates might provide some reprieve in the coming months, but with home values appearing to hold strong, affordability challenges remain top of mind," said Nicole Bachaud, senior economist at Zillow in Seattle.

Told Megan for basically the cost of what we pay for both our vehicles combined, we could have a UP getaway house. And a home base for Eagle Eagle and I. Really nicely updated manufactured home, too. Only half an acre though.
