I wish I could have done mine myself. Guy "couldnt test the ac" because it was too cold, there was zeeo freon. and didnt see that there was a cracked manifold on my furnace. And said my roof had 2 more years. All of that was blatantly wrong. First time home buyer who learned his lesson.

The first offer on my house last year the buyer was a real estate agent looking for her kid so she used the fucking most in-depth inspector known to the fox valley area.. When she bailed I simply used it as a checklist to get shit done before listing it again. It was 80 pages.. if I were a buyer in this area I would have this guy do the inspection just to bring it all to light but I don't agree on buyers walking for the littlest fucking shit.
