The agent for the buyer called me and said inspection was done by buyer, a licensed electrician, and it went well and that the home is in great shape. I don’t think there will be any report generated, is my understanding.

I wish I could have done mine myself. Guy "couldnt test the ac" because it was too cold, there was zeeo freon. and didnt see that there was a cracked manifold on my furnace. And said my roof had 2 more years. All of that was blatantly wrong. First time home buyer who learned his lesson.

Yeah I wont be using the inspector we used again. not impressed and missed some obvious shit that should not have been missed

Usually between 250-400 depending on who you go with and the area you’re in.

The first house I ever looked at I hired an inspector. Paid $325 for that.

The first offer on my house last year the buyer was a real estate agent looking for her kid so she used the fucking most in-depth inspector known to the fox valley area.. When she bailed I simply used it as a checklist to get shit done before listing it again. It was 80 pages.. if I were a buyer in this area I would have this guy do the inspection just to bring it all to light but I don't agree on buyers walking for the littlest fucking shit.

This was years before he started his own business and on the 1st house that was worth a shit which ultimately wasn't. I had him inspect the house I live in now and probably what sparked him to start it up.
