I legit don't see how it's worth more than the lot value, which isn't much. This nice ranch 3 houses down sold for $415k with the same sq ft, so how is that awkward pile of trash worth more than 100k? https://www.zillow.com/homedetails/201-Shorewood-Dr-Valparaiso-IN-46385/71131260_zpid/

If your wife is game to move what the fuuuuuck are you waiting for. I'd have moved to NC years ago if my wife was OK with it, IMO it's the perfect place to go from the midwest. Not too "south", ie you won't feel like an outsider stuck dealing with the slowest mf's on the planet Warmer...

when I sold my last house the buyers complimented how nice the upstairs carpet was, and all I thought of was the times my dog peed on it or my wife spilled makeup on it lol. I'm thinking "yeaaaaaahhh if I were staying in this house I'd be replacing it, but you do you", but obviously I did not...

I think it's generally accepted now that any carpet in a common area is pretty gross after about 10 years, 15 max, ESPECIALLY if you have animals (which most homeowners do). So yeah when I see 25+ year old carpet in a house I automatically think the owners don't mind living in filth...

This is so incredibly true lol. My in laws finally listed the grandma's place for half a million dollars, and the way they talk about how they'd respond to offers below 490k is fucking hilarious. Built in the early 70's for probably 50-60k, never renovated, original septic system. House is...

it's like one of those kids books where you have to look closely and find the stuff that's hiding in plain sight. Every single picture is like this, you see stuff and just say "what in the literal hell are they doing" Want a lamp on your carpet next to a stool you can't use because it has shit...

but INSTEAD of doing that, the selling agent would probably either want double commission OR to refer the would-be buyers to one of their RE cartel buddies to keep the 5-6% train moving. i'm so glad they're being put in check

IMO if an agent-less buyer comes to the listing agent interested in the house, the listing agent should be willing sell the house direct to them for their agreed upon 2.5-3% total commission. No dual representation needed, it's not that fucking hard. Send the buyers your canned checklist, and...

The house you bought or the house you sold? If I was a seller, NFW I'd let my agent get full 5-6% commission on a dual-agent deal. Significantly discounted rate on the buyer side or gtfo. Otherwise you're significantly incentivizing them to push their buyer's offers first. They are doing...

The sellers might have told him that they didn't want him representing both sides. Best way to do it is just submit the offer direct to the listing agent and tell them you don't need a buyer agent fee.

In most states, they can (including IL). You also don't need an agent to buy. Give your offer direct to the listing agent after the showing and tell them you don't need a buyer's agent fee, homeowners can keep that 2.5%.
