I dunno, depends on the market. My woodlands house went contingent in 3 days and sold for over asking. It appreciated about 50% in 3 years. :dunno:

We closed the deal today on the woodlands house. The buyer offered us 1Mil flat cash for it with a 3 week close. Even after the tropical storm, power outages, and knocking out part of the fence that I fixed pretty quickly we were able to make it to closing today. Hope the buyers love this...

Inspection went good. We are moving forward with a closing date in two weeks unless the buyer wants to close sooner.

I'm getting hit with the same shit. Zillow thinks my house is worth a mil and now the local governing body that produces our property tax increases is taking that along with comps to increase our taxes. I'm glad I bought during the craziness of 2021 at 3.25% but damn I doubt I'd get anywhere...

Checking interest rates and holy crap they are up over 8% now.

Well when you consider that it's got excellent schools, close to Chicago, and property taxes of $4k it's attractive for many families

Houses are wonky down in Texas still. Lots of cash offers from out of state people on houses and this house in our neighborhood just sold for over 1.1 mil. Crazy...

Austin for Tech, same for Dallas, Houston for medical/energy. Location is everything though in terms of property values.

The market is really dumb. According to my agent this house in my neighborhood went pending in 2 days with an offer over 1.25 mil cash. These houses were in the mid 700’s just 6 months ago.

….aaaaand it’s already pending. That was 2 days. Neighbors house is probably going to sell for 1.2+ million. Crazy market and there is not much on the market in the higher demand neighborhoods. Zestimate had the house at $880k
