    I dunno, depends on the market. My woodlands house went contingent in 3 days and sold for over asking. It appreciated about 50% in 3 years. :dunno:

    We closed the deal today on the woodlands house. The buyer offered us 1Mil flat cash for it with a 3 week close. Even after the tropical storm, power outages, and knocking out part of the fence that I fixed pretty quickly we were able to make it to closing today. Hope the buyers love this...

    I'm getting hit with the same shit. Zillow thinks my house is worth a mil and now the local governing body that produces our property tax increases is taking that along with comps to increase our taxes. I'm glad I bought during the craziness of 2021 at 3.25% but damn I doubt I'd get anywhere...

    The market is really dumb. According to my agent this house in my neighborhood went pending in 2 days with an offer over 1.25 mil cash. These houses were in the mid 700’s just 6 months ago.

    ….aaaaand it’s already pending. That was 2 days. Neighbors house is probably going to sell for 1.2+ million. Crazy market and there is not much on the market in the higher demand neighborhoods. Zestimate had the house at $880k
