Only estimated to be $6,800 per month with 20% down. Where do I sign up to foreclose in a year?

You can’t move a house. If it’s the perfect location and neighborhood and you’re ok with the Maintenance, go for it. I wouldn’t take unless the roof was taken care of or credited. An insurance co is going to make you do it immediately if it’s that bad. That being said, if they’re already...

Fair point, my focus is on the Chicagoland area since that's where I work. I do have some past clients struggling with inventory issues after moving out of state without anything locked in before hand. Going to be an interesting year.

The lack of inventory is going to keep prices consistent at best, if not continue growing. I still have a lot of buyers and sellers waiting to see what the economy and housing market does but I really don't see anything changing other than interests rates going up.

I'm with Frank, I've only been a Realtor for 2 years, but the amount of compliments and constant 5 star reviews I get from simply doing my job to the best of my ability just tells you how bad a lot of agents are. I've found I end up having to do the work for other agents all the time just to get...

It's nothing new. It just feels "bad" because we were living in a boom for 2 years. Winter is usually slow, coupled with higher interest rates, people are taking their time. The overpriced and outdated boomer homes are coming down in price and taking longer to sell. Your move in ready homes are...

Fair, but that is a much smaller buyer pool. Your average mid 300's house, if it's move in ready, it's like your giving away a free car

For anyone thinking the market is slowing, I'm having a "Spring 2021" like run right now. I had a listing that had non-stop showings, 11 offers over ask all giving the terms I wanted (which were absurd terms mind you) and agents trying to get in offers after the fact. Sure some agents are still...

Finished basement is worth 10-20k on an appraisal based on what I've seen. In a saturated market, I'd say if you can at least wash your cost and increase the buyer appeal, sure. In this market, save your money and cash in!

P.S. if anyone on the site wants me to list their home in IL for the 4%, I got you. You'll still get my full service professional pics, posted all over the web on all sites, etc. I do this part time, so if I can help some of you out I'm all for it.

I'll chime in for perspective. My normal percentage is 5% total, 2.5% split each side. For friends and family, I do 1.5% for me, 2.5% for buyers agent, so 4% total. In this market, you can get away with 2.25% pretty easy. If I'm listing it, my job is to get as many buyers in the door as possible...

I was interested in it for a few years and never did anything about it. Got licensed in last January and only doing this part time, I closed my 11 and 12th deals on Tuesday. My regret is that, as mentioned, I didn't do it sooner. I know some agents who have failed and to me it's all about being...

Zillow and Redfin estimates you might as well throw in the trash. If you read the fine print they basically state the median error rate is 7.5%. That can equate to quite off even in the best circumstance

I took the classes in person and over-prepped for the test because I'm a nerd. I passed easily. The hardest part of the profession is the marketing to make yourself stand-out in the sea of of them. It's maybe 50/50 of good to bad that I've worked with. So as a consumer, finding a good one is...

Your assessment is more or less what I assumed when I looked at the pics at least from an update standpoint. At least the sellers are fixing/have fixed the major issues. It will be tough to find a home on a larger lot like that for $400k or less that doesn't need work. If you're good with...

In this market, if you don't have to stick to a specific location that will help immensely. If you need a Realtor I'll be your huckleberry. I'll even cover the first round at the bar to ease your anxiety :D

That area of town is kind of in the back corner of Homer. A lot of huge houses in there, most on larger lots. Lots of woods and marsh area. It's nice in there and pretty peaceful. The house was re-listed, just takes a couple days to show the revised status on the sites.

^ This The market is ridiculous right now. Homes are getting multiple offers and most selling for over asking. You're in a good spot, but so are half of the other buyers competing with you. Definitely be patient and don't get bummed out if you miss out on a house or two. It will likely happen.
