Friend of mine that came over Saturday owns a used tire shop. He has been in the biz like 10 years and has done pretty well.
He is in the process of buying a big ass bldg across the street from the shop he now rents. New bldg is double the size and he is going to purchase an alignment machine and 2 more lifts (currently has 1). Plan is do start doing alignments, brakes and suspension work as well as selling tires. He is looking for a few friends of ours to invest in his shop. Basically borrow him $20k and he will pay me/us back $2k a month for a year. So I'd be making 20% ($4k) on my money in a year. I know its a risk, but he has been successful for the last 10yrs. Imo, its a pretty decent return on my money, thoughts?

The way to set this up is that you get equity in the building for your DP and in the contract he has the right to buy you out for no less than "$x" after a year.

If no contract, no cash.

We did discuss getting something in writing. We were talking about if not re-paid within the agreed 12 months, that some sort of penalty would be assessed. We still need to hammer out all the fine details. But my thought was to get something that entitles me/we to put some sort of lien on the bldg if he fails to repay me/us.

I actually worked with one years ago as he was my helper on the truck when I was a Teamster. Some of the stories he told me.......WOW

Funny you mention that. I was just with 2 friends of mine on Saturday. Story came up how me and one of the 2 friends I was with were smashing 2 chicks (best friends) in separate beds that were in the same room pretty much right next to each other. Our other friend literally sat on a chair right next to us in between the 2 beds trying to have a conversation with us while we were smashing. He was supposed to just pull his dick out and join in the activities as both girls wouldnt have said no. But I'm assuming he was too scared to do it. Same friend that pussied out that night, also pussied out on when we ran a train on some broad in a GTP. So yes we were all busting his chops Saturday night about both incidents.

I am going to play devils advocate. He is going to pay his new mortgage/rent on the building plus pay each of the investors $2k a month? That just seems like a lot.
