So we went down to Texas and went through about 13 houses in the Woodlands area. We ended up putting in 3 offers and 1 of those was pushed over 1m with cash buyser so thats a big nope from me. Got one accepted on the house we wanted the most which is a little smaller of a house but well within the budget and has the better schools and location. Just sacrificed on having a theater room but not a deal breaker as we got the bigger garage setup and pool we liked. Taxes are also much more stable than the newer construction houses in newer developments. People were bidding out the ass for one house that was priced in the $900's.

Closing on 7/29 providing everything comes back good with inspection.

Went live on Friday afternoon also, got 5 showings on Saturday and 3 showings today, two offers for list price except one wants $1k in closing costs.

we’ll see how this plays out gotta make a decision between the two, one is an FHA loan with down payment assistance which makes me a little leery and the other one is a VA loan which makes me think it should go smoother.

VAs are pretty straight forward and simple. As long as the house appraises out and then passes the VA inspection (meaning working appliances, no major repairs needed, etc) it’s as good as sold. Pretty much all the requirements fall on the buyer for a VA.
That’s what I was thinking, I went ahead and accepted their offer after negotiating away that $1k in closing costs they were asking for, basically my realtor told them we have a similar offer with no closing costs and they said okay we’ll take it.

Appaaaaarently if you're wanting to charge $1.3m for a house, it's a bad idea to make it look like a drive through oil change. Been for sale 10 months in the hottest market NWI has ever seen, and despite dropping the price $300k, it still hasn't sold.

Should have put an angle in the middle of the garage and made it two big doors instead of four small ones, that would have made a big difference, but really the whole floor plan is just unattractive IMO.

Just came to a deal on selling our house out here in DC burbs. Found the buyers on Facebook and selling for $90k more than we bought it for just a year ago. No agent fees saving me almost $50k, no inspection contingency, and we close in a month.

Now to put the offer in on a house down in the Hilton Head Island area that we saw last week. One of my favorite parts of the home is that the neighborhood has its own boat and RV storage center. Time for a boat upgrade!

We’re ready to move on from DC to southern coastal life for sure...
