Couple of questions:

1. How old is the roof?
2. How is the foundation?
3. Is it currently rented?
4. Can it be rented as two separate units (ie kitchen, exterior doors, etc.)
5. What does the property bring in rent per month?
6. Any liens?
7. Any association dues?
8. Why are you selling?
9. What is the age of the home?

Nobody wants to live in Indiana.

Thats not true at all. Let me give you just a small amount of reasons why you would want to live in Indiana.

1. No Emissions
2. No Front Plate or Village Stickers
3. CHEAP taxes
4. Cheaper cost of living
5. Cheaper Gas and Diesel
6. Cheaper Utilities
7. Cash and Carry on all firearms and ammunition
8. Concealed Carry ( FTW !! )
9. More basic freedoms then communistic Illinois that I left years ago
10. Minutes from Lake Michigan and Inland Lakes.

etc etc etc.

Yet still nobody wants to live there. Most of your reasons are monetary and people are generally more willing to pay more to live in a more desirable area.

I'm not saying your house isn't nice. A $70,000 house is awesome, especially when it's not sitting on wheels. It's just that it's a. in Indiana, b. posted on a car forum and c. not something people generally impulse buy after seeing an ad on the internet unless they were already looking for property.

Where do you live ?

I used to live in Oak Lawn. Born and raised till a few years ago. Now instead of looking at houses 40 feet apart, I look at this.

Instead of hanging out in my back yard in IL I now go skiing and wake boarding pretty much every night. So I guess what one man feels is desireable may differ to the next.
