First time home buyers

For anyone that has built their own house, any tips on doing initial and final walkthroughs that I should be aware of? My wife and I are first time home buyers and were lucky enough to build. Our rate is locked in at 4.375% for a 30 year fixed and went with a VA loan. The only issue we have run into so far is the interior paint job pretty much sucks. Prep work was very shotty at best (used to paint homes myself) and thinking that trying to get them to fix every single detail wouldn't be worth the trouble since I can do it myself. Any tips or advice anyone can provide is greatly appreciated!!

Subscribed, this is really interesting. My rents had really shotty things here/there when they had their house built, and were able to get them all fixed via the 1yr warranty or whatever came with the house. Unfortunately, that's just the way it is now. Everything is so rushed to maximize profits, and that means cutting corners. :hs:
 
I can kind of see that side but they are trying to revitalize the housing market right now since it tanked 5 years ago. You would think quality would go up with lowering mortgage rates right now to help promote home buying. I attribute all of this to being a little bit too anal but at the same time, I would hope things would be done right the first time so there is little to no rework.
 
Yeah, we are doing the initial on Wednesday and we walk around and mark any "problem areas" with blue tape so it can be fixed, painted, etc. We go back in on Friday and make sure everything was rectified we found and get the keys to the new house.

If anyone is interested, here is a build progress from dirt to completed home. I need to take some more pics tomorrow but power is on and water is running.

Good luck, I have been into real estate since painting 4 flats with my dad as a kid and what I got from him over the years and in my own experience is that this is business take emotions out of the equation. If there is something that the contractor did wrong and you catch it don't let it slide even if you feel you can do it yourself. Always get your moneys worth.

i have heard it's bad to build new houses now, because there's so much competition for labor and little room for profit. apparently costs to build have not risen much but the price of all raw materials has - and basically the vast amount of new homes are being built with cheap materials and labor. i have a buddy building a house (in vegas no less - the last thing that place needs is more houses) despite me advising him against.

the problem is housing oversupply - you're not helping that one by building another house. ;)
 
I have to admit that my wife is brilliant because she set the expectation for the supervisor (she completely ripped him a new ass when she showed up unannounced) from all of the touch up work he did and even he was marking more areas on the walls that needed touching up. LOL
They are completely repainting the master bedroom from the "ghost" marks that were in the walls from painting all of the doors in the house in there before it was covered with the kilm beige paint.
