I wouldn't downplay this, the tax base is decreasing while the deficit increases, and there's no plan in place to change this. It's only a matter of time until home prices drop commensurate with the flight of wealth.

Crete is a good example of where most of the chicago burbs are headed IMO...nice houses aren't even bringing in $100/ft, on big lots with big garages, because taxes are 3% or more and most people don't have the income to afford that, and those that do don't want to be stuck in IL with the shitty laws and high taxes.

Look at this...brick, 0.7 acres on a lake, with a 3 car garage, and it's not yet sold for $92/ft.

Serious question... Do people really want to live in Crete?

People seem to like the location because in dyer, IN (right next door) less house would sell for more $$ in no time. But in crete itself...no...simply because IL

Yeah, if you are that far over, just live in Indiana.... And that is probably what is pushing values down. Crete is like living across the street from the beach when you could just live on the beach for a better deal.

It just doesn't make sense.

Then why wouldn't every boarder town be abandoned then?

I don't think Indiana was as appealing as it is now even a couple years ago. As Illinois' outlook continues to look worse I think border states look better.

And that being said it isn't the most appealing to everyone because....some people live places for many reasons, not all of them include financial/political reasons.

And finally I was merely trying disprove his theory that all of IL will be like Crete by pointing out why Crete might be different than the rest of IL. Aka one city isn't proving his point.

I'm not moving. And if I was I wouldn't be moving to Crete. I don't know what it has to offer more than any other town and my wife's grand parents live there so I am familiar with it. Just because it has houses for sale for less than 100 a sq doesn't really tell me much. Pricing houses that way doesn't make a lot of sense unless you are comparing an orange to an orange.

IL may be fucked and sometimes I want to get the fuck out, but I'm probably here for the long haul.... Hell I'm in Crook County too... I'd guess that many people feel that way too.

but if I could score a sweet pad in Jefferson Park for less than a 100 a square I'd lock that in right away

I must be one of the few people that actually doesn't mind living in Illinois. The taxes are shitty but the collar counties to Cook are somehow worse, but the current housing market is really good, and you can make really good money on it, if you play your cards right (my house has theoretically gained 30% since I bought it 3 years ago; whether that holds or not is to be determined obviously, but the neighborhood has a strong Eastern European/Russian population that could help stabilize the price. Chicagoland area has a ton of jobs, that you won't find in the middle of butt-fuck Indiana, Wisco, or Iowa. A lot of jobs millenials are looking for are in and around the Chicagoland area, and big businesses aren't moving out in droves, yet. Chicago has a big pool of talented young workers, which makes it attractive to companies, despite the taxes.

The one place the fiance and I really like is Minnesota. The twin cities have a lot of new development, is becoming a tech hub, and there seems to be a lot of good jobs in and around the area. The winter's are brutal, but whatever, that's why God made AWD, snow tires, and snow blowers. Fiance has been practicing long enough where moving states is easier for her, and I'm at a company where I could find transfer's out of state much more easily. We both want to move from where we're at, but neither of us really want to move out of the state as of yet.
