tcg... you think it is possible to build a decent 2-3,000 sq ft house for 250-300k if city sewer & a well are in place along with power to the site?

You'd probably have to be the general contractor for the job to come close. I haven't heard of being able to hire a builder in this area for $100 a square foot even for just construction.

It's doable that's for sure but not without compromise. The house we are building has about 100k in upgrades over the standard options that come with the house. That's where the price begins to swell if you want to have nice features.

Pre-fab trailer or house for that matter. A lot of the little "subdivisions" just outside of town we ride through in Hayward to get to town are all pre-fab slab houses.

My uncle did that in Iowa.... had 75 acres, rents 50 out to a farmer, had a prefab trailer for 6 years while they build his house on the property.
