yeah, i had a buddy who lived in a townhouse without an HOA actually.

it was messed up. some units had two different colored shingles on their roofs... half the driveway would be super nice and regularly seal coated, the other half not so much, etc. it was messed up

The HOA isn't horrible - covers garbage, snow removal, and landscaping - only downside is you can't rent

The last Townhome we rented had an hoa. Thankfully our land lord paid it. It was expensive like 100 something a month. However that covered everything on the outside of the townhome. Including siding, roof, wood Porch etc.

I can remember them plowing and shoveling snow at 1 and 2 in the morning multiple times. Great if you're someone that wants maintenance free living

My parents have an expensive ass hoa, but they have a lake, pool, and a field house with tons of amenities so it is sorta worth it.

Honestly it is a really nice place, good neighbors, huge park across the street, etc., etc. - only reason it's so cheap is because of the short sale... i owe almost double the asking price. But honestly if my mom didn't pass away and i didn't take over her mortgage, we'd still be living there.
