Anyone have any experience with using Hartz home builders? Wife and i are looking for a new houae and are leaning towards building. Any reccomendations? South suburbs, mokena, frankfort, monee area.

I'm sure, if you address a lawyer, you won't regret your choice. My wife and I sold a house two years ago. As we were clueless about many questions, especially legislative ones, we used a real estate lawyer service (https://gklaw.ca). We were lucky to have deal with the professionals and didn't have to worry whether everything was done within the law or not. Also they offered consultations on many questions concerning taxes, documentation, permissions and additional payments. In my opinion, it is worth it to have a lawyer and be calm during all the process of buying, selling or renting properties.

Had our walk through yesterday. Bunch of little touch ups here and there but no big deal. One thing I am unhappy about is our deck. It literally looks like a child put it together and used scrap wood with chunks missing. I told them it needed to be fixed. It needs to be completely rebuilt as far as I'm concerned. I guess we will see what they actually do about it.

Outside of the cracked post, split wood and hug gaps, it looks like they used a dull ass blade to cut all the wood.

They made a mistake mitering the rails, re- cut it and still used it. The supports, which are in cement have cracks in them as well. I work with wood all day and I've seen some bad wood in my time and this takes the cake. Also used a nail gun for everything.

When you list the home again, you can be proactive and mention the stains and reason for them yourself. Or, you can remediate them to the point there's no chance an inspector will say anything. Or you can do nothing and hope. It's your choice.

I just finished my PSA (Pricing Strategy Advisor) classes. As soon as I send Florida their blood money, I can add the designation to my title. That makes me Realtor, GRI, PSA.

This was a useful class and seminars that teach advanced pricing techniques. I think I already do a good job with CMAs but now I will be able to closely match the way appraisers do their appraisals. That should make it easier for an appraiser to agree with my pricing of homes. One less obstacle during closing is worth the time and effort to learn the techniques. Getting the extra letters after my name is just a bonus.

Giving you a heads up since you have the same builder as I do. Once you close and move in, you have a 90 day and 120 day (or 6 months, can't remember which), to check the house and have them come for repairs. The house will settle a bit and drywall will more than likely get hairline cracks (it's normal). You can have them repair them but they will only do it once. So either at the 90 day check list or 120 day check list.

Now one thing you have to stay on top of....make sure they do the check list. I scheduled my 90 day.... and nothing. Played phone tag and then calls went unanswered. When I finally got a hold of somebody they said just to wait for the 120 day check list since it was literally around the corner. That came and same shit. Needless to say, they never came. Luckily it was minor things that I could take care of myself, but sucks that they didn't come to do them their selves.

Lastly, when it comes to the drywall patching (if you have them do it), they will only patch. You will need to sand it yourself as well as paint.


One thing I wish I would have thought of when my house was being built....adding a couple more dedicated circuits for a couple locations as well as a pipe chase from the area where all the lines come into the house to the media closet (then to the attic as needed).

Depends on how good the Realtor is who is doing the CMA.

Any Realtor should be able to give you a much better CMA than the AVMs do (Zestimates, etc.)

A good Realtor can get you a CMA price range that should be similar to an appraisal value.
